Böcker Implements a Comprehensive Stage and Logistics Solution for KontorQuartier Münster
At the Dreieckshafen in Münster, the KontorQuartier (formerly Ideenwerft) is taking shape as a modern office complex right on the Dortmund-Ems Canal. The 17-story “TurmKontor” high-rise is particularly eye-catching; together with five other office buildings, it provides more than 20,000 m² of office space.
To carry out the facade work, six Böcker Maxi-Climber mast climbing platforms have been mounted all around the approximately 70-meter-high office tower. They provide external access to the building for waterproofing work, cladding the facade, and installing the large-scale window facade. A Super-Lift transport platform also serves as a passenger and material elevator, ensuring efficient construction site logistics. The client for the platform installation is Köster GmbH, with whom Böcker has successfully completed several projects in the past.

Mast-type climbing platform beats scaffolding
As part of the bidding process, the initial discussion centered on whether the building would be fully covered in scaffolding during construction or, alternatively, equipped with mast climbing work platforms. The decision was made in favor of Böcker’s mast climbing technology. Ergonomic and logistical advantages were the primary factors in this decision. The mast-climbing platforms travel along the building envelope and provide direct access to every area of the facade. Whereas traditional scaffolding requires working on fixed levels, the platform can be positioned precisely at the optimal working height. This allows all trades to perform their tasks in an ergonomic, low-effort posture without having to contend with significant changes in elevation. This significantly reduces physical strain caused by frequent bending or stretching.
Another advantage stems from the efficient Transport of materials. Heavy building materials, such as clinker bricks or facade elements, can be loaded directly onto the mast climbing platform from the ground. The material no longer needs to be manually carried upward across multiple scaffold levels. Instead, the platform moves with the materials, tools, and personnel to the exact installation location on the facade. Overall, the chosen solution not only reduces physical strain but also increases the efficiency and safety of work processes.

Complete coverage of the facade
A total of six Böcker Maxi-Climber 650 mast-climbing work platforms have been installed on the office tower for the facade work; their installation began in late June 2025 for a planned service life of 15 months. During this time, they will ensure continuous access to the entire building envelope as well as the transport of materials and personnel. The platforms will gradually extend to the building’s final height of 70 m as construction progresses. One advantage is the large anchoring spacing of up to 15 m.
Four two-mast platforms and two single-mast platforms are being used, with platform lengths individually adapted to the building’s structure. Even the largest side of the building is fully covered with a platform length of 29.2 m. In general, the platforms can be configured with a maximum platform length of 35.1 m for two-mast models or 15 m for single-mast models, enabling hoisting heights of up to 200 m.

Flexible Stage Configuration
The great strength of Maxi-Climber scaffolding systems lies in their adaptability to the specific conditions of each construction project. Thanks to variably adjustable platform lengths and widths, each system can be precisely tailored to the requirements of the respective facade section. For the construction project in Münster, the platforms were additionally widened by 55 cm. The total interior dimension of 2 m allows for comfortable working—even in the mast area.
The maximum payload of Böcker mast-climbing platforms is 6 metric tons for a two-mast configuration and 3.4 metric tons for a single-mast configuration, and varies depending on the model. At the KontorQuartier, up to four people can work simultaneously on each platform, while the material load capacity ranges up to 4,500 kg, depending on the configuration.

Building-Specific Adjustments
The architecture of the TurmKontor is characterized by curved lines and rounded building corners. To ensure these areas could also be worked on optimally, the mast-climbing platforms were equipped with custom-designed corner attachments. The treads at the end of the platform are shaped to match the building’s contours and follow the curve of the facade.
As an additional safety measure against falling tools or materials, safety nets were installed on the platform railings. Another unique feature stems from the limited space available along the canal. The mast-climbing platform on this side of the building therefore features side stairways instead of front stairways.
In addition, the foundation heights differ, causing the base units of the platforms to sit at different levels. These height differences were compensated for by specially adapted mast lengths. Once the level differences were overcome, the systems could finally be assembled into the intended two-mast configurations.

Construction Site Logistics as a Key to Success
In addition to the mast-climbing work platforms, a Böcker Super-Lift LX 2040 transport platform is being used at the KontorQuartier. With its large transport capacity, it serves as the primary material and passenger elevator throughout the entire construction phase. The transport platform is designed as a dual-car system. Each of the two loading platforms measures 1,400 × 3,400 mm and can carry up to 11 people or 2 metric tons of material per trip. In its final configuration, the transport platform will reach a hoisting height of approximately 68 m and serve a total of 16 floors or loading points on each side of the elevator. The parallel operation of both cabins ensures a continuous, efficient flow of materials to all floors of the TurmKontor.
The platform is controlled by a variable-frequency drive and operates at a high travel speed of 40 m/min. This allows both personnel and materials to be transported to their respective work levels in a short amount of time. Especially in a building with many floors, this high speed represents a decisive advantage for construction site logistics. Thanks to its large transport capacity and high speed, the transport platform plays a key role in enabling interior finishing and facade work to be carried out simultaneously and without delays. At the same time, everyone involved in the construction project can reach their workstation quickly and without the physical strain of climbing long flights of stairs.

Comprehensive Solution for Efficient Work in the Office Tower
There is very limited space available around the office tower for setup and material storage. Therefore, the Böcker team closely coordinated all steps involved in assembling the platforms with the client as well as with the other trades on the construction site. Delivered materials were installed immediately upon arrival to ensure smooth construction site operations.
The use of Böcker Maxi-Climber mast-climbing platforms and the Super-Lift transport platform enables efficient and ergonomic execution of facade and finishing work at the KontorQuartier Münster. The platforms’ flexible adaptation to the building’s structure, high load capacity, and powerful technology ensure a smooth construction process even under cramped site conditions.
